That offer of compensation will be made available and paid at closing provided the buyers-agent is the Procuring Cause and has been involved in an uninterrupted chain of events from the first showing to the closing.

Mary Mitchell Miller Real Estate reserves the right to alter the compensation offered in the situation where an agent is not the Procuring Cause or has not been involved in an uninterrupted chain of events leading to the closing.
Please note that any offer of cooperation and compensation – be it in the form of a request for compensation from a real estate agency OR a seller concession – must be agreed to in writing within the terms of the Purchase and Sale Contract and agreed to by the Seller(s) and Buyer(s), OR in a fully-executed Commission Allocation Agreement or Commission Allocation Agreement and Cooperating Agency Agreement, agreed to by the brokerage firms.
Any compensation due to a real estate agency has always been and will continue to be fully negotiable and is not pre-determined or set by law. Agent and Agency cooperation and compensation should always be negotiated between agents and the consumers they represent.
